The following suggestions should be checked on before an inspection to help smooth the inspection process.
1. Unlock areas that the inspector must access. Examples include crawl space, attic, closets, fence gates, garage. 2. Ensure their is a clear path to the heating equipment, water heater, electrical panel, crawl spaces, attics access panel or door.
3. Confirm that electricity, water, gas service and any pilot lights that are buring. 4. Replace burned out light bulbs to avoid a "Light is inoperable" and fix any lights or electrical sockets that need repair.
5. Clean and replace dirty HVAC air filters if it has been more then six months of use. 6. Repair missing or broken windows parts including panes, screens, locks or latches. Make sure door knobs works and the doors latch. Review outside gutters, downspouts and repair or place to ensure proper working order. Replace chimney caps or broken or missing.
7. Fix or repair faucets that drip or will not turn on or off properly. Verify the drain stop will hold water and can open and close.
Review of these items before the inspection will help ensure a quick problem free inspection.
